A new ‘Global City’ to rise in Bulacan

-

BULACAN – Provinces north of Metro Manila are catching up to those to the south in terms of economic growth and infrastructure development. Bulacan is an affluent province with numerous agricultural and natural resources, as well as a rich history and tradition that the people of the province are proud of.

With its ideal location as the “Northern Gateway,” is an ideal investment destination due to factors such as highly skilled human resources and a thriving local economy spurred by developments encouraged by the local government, including infrastructure projects that connect it to the Greater Manila Area.

Formerly thought to be too far away for a residential location, is set to host its own global business area in the near future. The province is home to some of the country’s most skilled artisans in the disciplines of jewelry, furniture, leather crafts, and clothing.

With all of these assets in place, soon to rise and sprawl across the towns of Marilao and Bocaue is developer Megaworld 28th township. Northwin Global City, its most recent project, mixes residential and commercial aspects in a world-class mixed-use city on an 86-hectare land.

One of the most intriguing aspects of Northwin Global City is its Central Business District, known as Main Street. The business and leisure row, inspired by New York’s Fifth Avenue, is around 15 hectares of 145 prime shophouse and commercial lots that will house local and worldwide firms looking to make a presence in this growing region.

The structures are designed to contain features of French architecture for a really cosmopolitan sense. Shophouse lots ranging in size from 250 to 550 square meters are perfect for retail, food and beverage outlets such as cafes, restaurants, and bars, boutique hotels, and even outpatient clinics.

These will be lined up in pedestrian-friendly streets, with a feeling of fresh air and wide open spaces since they will be flanked by well-curated gardens, promenades, and parks. Residents and visitors may meander through the business district at their leisure and find whatever they need, whether it’s a grocery run, a gourmet lunch with family, a night out with friends, or even a health check-up.

The business district is open to hosting retail, cafés, restaurants and bars, boutique hotels, and outpatient clinics, among other establishments, and is ideal for Metro Manila business owners wishing to expand operations to Bulacan and sell products to more people in the north.

Each shophouse can be up to three stories tall, with the top floors being used for office and residential uses. Meanwhile, commercial structures will be limited to commercial operations such as offices or boutique hotels and will be limited to five floors in height.

Leisure, Community, and Connectivity

Northwin Global City, located in the towns of Bocaue and Marilao, is slated to be Bulacan’s first urban hub for business and lifestyle. Apart from the Main Street commercial district, the township will include high-rise residential condominiums, hotels, malls, mixed-use commercial structures, educational institutions, and cutting-edge office towers.

Megaworld is introducing its iTownship idea to Northwin Global City, in addition to offering the synergy of the Live, Work, and Play philosophy that has contributed to its market leadership in property development. Megaworld has reimagined and innovated its townships by combining digital technology, design advances, and connectivity into its design, with the goal of producing smart and sustainable developments across the country.

Northwin Global City, conveniently positioned along the North Luzon Expressway (NLEX), will be the closest business center outside of Metro Manila, only 20 kilometers away. Noli Hernández, executive vice president for sales and marketing, adds that the township will soon be only 20 minutes away from the New Manila International Airport in Bulacan, which is scheduled to open in 2026.

It will host the Marilao-Bagong Ilog station of the North-South Commuter Rail of the Manila-Clark Railway Project by the Philippine National Railway (PNR), which is expected to be fully operational by 2024. It is just 5 minutes from the Philippine Arena and 20 minutes away from the much-anticipated New Manila International Airport in Bulacan.

Promenades and walking parks will be strategically placed throughout the community to improve connectivity and mobility. Green spaces will receive 44% of the budget. Megaworld has also foreseen the additional traffic activity that comes with any booming business sector and is constructing main highways and avenues as wide as 30 meters or eight lanes on each sides.

The property will also include eco-friendly innovations and sustainable facilities such as a flood-prevention storm water detention facility, a fiber optic and underground cabling system for utilities, LED and solar-powered streetlights, a sewage treatment plant, and a central material recovery facility for waste recycling.

These innovations are set to bring Northwin Global City as one of the prime investment areas in the near North, as a lifestyle center that caters to its residents and nearby areas that will enjoy its amenities at the Main Street hub.
